The purchase of a home is one of the most important
and largest financial transactions most people will have in their lifetime.
Therefore, it is essential that potential home buyers make a wise and fully
informed decision.
An objective analysis of the house and all of its systems should be a part
of that process. Bryan's Home inspections will provide a thorough,
comprehensive and objective evaluation of the physical condition of the
house, both exterior and interior.
The importance of a comprehensive pre-purchase home inspection can't be
overestimated.
The current pre-purchase inspection reporting
system provided by Bryan’s Home Inspections LTD. will remain at a high
standard and cover the following information: all aspects of the building
structure i.e. foundations, floor, cladding, exterior joinery, roof, roof
framing, fencing (including pool fencing), interior (including any
maintenance issues), heating & fireplace, basic plumbing and drainage
comments, basic electrical and wiring comments, asbestos identification,
non-invasive moisture content readings using an electromagnetic device,
approximate cost estimates for any repair work, standard digital camera
pictures throughout the report highlighting relevant issues, building risk
analysis in terms of potential water ingress, plus many other points of
relevant information and now the additional
option of infra-red thermal imaging.
The focus of the report is predominantly structural soundness and water
tightness ,however it is important to be aware of some sale &
purchase contracts if this phrase is included as sometimes an inspection
report can identify serious issues OUTSIDE "structural soundness & water
tightness".
We also advise approximate costs for any repairs identified in
the report. The report is also unbiased aiming to provide as accurate
information as possible, however, it is important to note that the on-site
inspection is carried out on a visual basis only and it is not appropriate
for us to remove any fittings or carry out any invasive testing unless
directed by the building owner.

for us to remove or disturb any linings, fittings or materials of any kind
during the inspection process as you may not choose to purchase the
